Expedite the Loan Process

Knowing what to expect not only calms your nerves but also expedites the lending process.

During your search for a lender, you will discover that most lenders will sincerely work on your behalf to help you attain the financing needed to quickly get you into the home you have chosen.

Your chosen lender will guide you through the process and shed light on the documents you need to prepare as well as provide you with the various options available to you. Talking to a lender well in advance about your goals and your financial situation will better prepare you for home ownership. The journey is different for everyone.  We cannot stress enough how important it is to talk to a lender early on. The lender can help you determine a realistic timeline and address any problems early on to prevent a problem from arising later that could cost you your dream home.

To expedite the loan process come prepared with the following documentation.

  1. Your most recent pay stubs (this should be computer generated and include the YTD earnings and deductions).
  2. Last two years’ W2s.
  3. Two years’ tax returns.
  4. Copy of your valid U.S. picture ID (bring the ID with you)
  5. Two months’ bank statements for all your accounts (must include the date, name, and account numbers)
  6. Last two statements for asset accounts such as IRA, 401K, investment, ect.
  7. Contact information for whom you anticipate getting your home insurance. (Connect with us if you need help finding home insurance companies)
  8. If applicable, bankruptcy documentation including discharge paperwork
  9. If applicable, a divorce decree and/or child support court order

What if I’m self-employed?

If you are self-employed it is of the utmost importance for you to speak with a lender as soon as possible if homeownership is on your wish list.

You will need to come prepared with things like the last two years of Business Tax Returns and if possible, a letter from your CPA detailing at the very least two years of self-employment with a continued positive outlook for your business.

Staying motivated to achieve your New Years Resolution

It’s that time of year again – the start of a new one filled with possibility and potential. Many of us set New Year’s resolutions with the best of intentions, but sometimes life gets in the way and we find ourselves falling off track. It can be easy to lose motivation and give up on our goals, but it’s important to remember that it’s never too late to get back on track and make progress. If you’re feeling unmotivated and struggling to stay committed to your New Year’s resolutions, there are many things you can do to get back on track and stay motivated. Whether it’s setting small, achievable goals, taking breaks to recharge, or seeking support from friends and family, there are many strategies you can use to regain your motivation and stay committed to your resolutions. So don’t give up – with a little effort and determination, you can achieve your goals and make this year your best one yet!

Here are 8 ideas to consider so you can try to get back on track when you’re feeling unmotivated:

  1. Set small, achievable goals: Break your larger goals down into smaller, more achievable tasks. This can help you make progress and feel more motivated.
  2. Take breaks: Taking breaks can help you recharge and come back to your work feeling more energized.
  3. Find your motivation: Try to identify what is causing your lack of motivation. Once you understand the root cause, you can work on addressing it.
  4. Change your environment: Sometimes a change of scenery can be enough to boost your motivation. Try working in a different location, or rearrange your workspace to make it more inspiring. If you need a new house, we know a great realtor 🙂.

Valentines Day Recipe for Everyone

Here is an easy non-alcoholic drink that will please children and adults! Start by making an area of your home festive, cut out paper hearts, use conversation candy hearts, a special tablecloth, flowers, or use whatever is special in your relationship. If you are able, buy a couple of special glasses to drink from.

Making this drink is so quick and easy! Just measure out the ingredients, pour into glass with ice, stir, and top with conversation candy hearts, a slice of orange, add in a cool straw or sugar rim the glass before pouring. The best thing about this drink is it is good any time of day! This is a great way to sit and have a great conversation about love, whether its love for your parents, siblings, children, partner, friends, or pets. There is always room for love in our lives.
